An initial location is a starting point. These anonymised examples from my work show how a buyer’s priorities can change the search.
My client initially considered Milan because friends lived there. As we explored how he wanted to use the property, his love of cycling and interest in seasonal rentals became central. I found an apartment on Lake Garda that brought those priorities into the search.
The value: looking beyond the first location to how the buyer actually wants to live.
A client was weighing an apartment in Venice against a villa on the coast near Rome. We viewed both areas. Venice felt too busy and tourist-oriented for him; his interest in yachting, travelling with his wife and sea views led him to choose the coast near Rome.
The value: comparing different regions through the same buyer brief.
These buyers arrived with Lake Como in mind. After viewing the area, they found the steep terrain and roads less comfortable for their needs. I suggested Lake Maggiore. They ultimately bought in Stresa.
The value: adapting the search when first-hand experience changes the priorities.

In another case, I joined after the property had been selected, when questions about its ownership history and other risks had arisen. My involvement focused on helping protect the buyer’s interests before moving forward.
