A listing agency markets its own instructions. My starting point is your buying brief, and the search can include homes listed by different agencies and in different regions.
Bring your property links. I clarify the location, access and missing details, so you can decide which homes deserve a closer look.
I contact local agencies in Italian and coordinate the information you need. You have one person following the search on your side.

An initial location is a starting point. These anonymised examples from my work show how a buyer’s priorities can change the search.
My client initially considered Milan because friends lived there. As we explored how he wanted to use the property, his love of cycling and interest in seasonal rentals became central. I found an apartment on Lake Garda that brought those priorities into the search.
The value: looking beyond the first location to how the buyer actually wants to live.
A client was weighing an apartment in Venice against a villa on the coast near Rome. We viewed both areas. Venice felt too busy and tourist-oriented for him; his interest in yachting, travelling with his wife and sea views led him to choose the coast near Rome.
The value: comparing different regions through the same buyer brief.
These buyers arrived with Lake Como in mind. After viewing the area, they found the steep terrain and roads less comfortable for their needs. I suggested Lake Maggiore. They ultimately bought in Stresa.
The value: adapting the search when first-hand experience changes the priorities.
These are individual client experiences, not promises of a particular outcome. Rental income was a consideration in the Garda search, not a guaranteed return.
You can involve me after you have shortlisted a home. We first clarify your needs, any prior agency contact and the scope of my role.
In one purchase, the asking price was €2.5 million and the agreed price was €2.2 million. That €300,000 reduction was a result of that transaction, not a promised saving. Every negotiation depends on the property, seller and circumstances.
In another case, I joined after the property had been selected, when questions about its ownership history and other risks had arisen. My involvement focused on helping protect the buyer’s interests before moving forward.
Legal, technical and notarial checks remain the responsibility of the appropriate qualified professionals.

I have lived in Italy for around 20 years and work with international buyers who want local support and clear communication throughout their purchase.
My background combines international education at MGIMO and Bocconi with corporate purchasing experience. Today I bring that buyer’s perspective to your property search and negotiations.
No. We can start with your priorities, budget, travel needs and intended use. The introductory call helps identify a sensible next step; it is not a full property search or a technical property report.
I represent the buyer. The search starts with your requirements and can include properties advertised by different agencies. My role and fees are agreed with you before the work begins.
Tell me before we proceed. Prior contact can affect commission arrangements. We need to clarify the position with that agency before assuming how the buyer’s commission will be handled.
I coordinate the process and document requests. Qualified technicians and the notary carry out the specialist checks within their roles. We clarify outstanding issues and the appropriate conditions before you commit.
The free introduction has no obligation. We discuss the service you need, the fee structure, viewing arrangements and third-party costs, then confirm the scope and terms in writing before work starts.
We spend 30 minutes discussing your budget, timeframe, preferred location and where you are in the search. You leave with a clearer next step and an understanding of how I can help. First complete a short questionnaire, then choose a time in Google Calendar.
On our free 30-minute introduction, we discuss your requirements, property links, previous agency contact and possible viewing dates.
